How to Register a Property in Tamil Nadu: A Step-by-Step Guide

Step 1: Verify the Documents

  • Property tax receipts

Step 2: Calculate the Stamp Duty & Registration Charges

In Tamil Nadu, you must pay:

  • Stamp Duty: 7% of the property’s market value
  • Registration Fee: 4% of the property’s market value

Example: For a property worth ₹20 lakhs, total cost = ₹2.2 lakhs

Step 3: Prepare the Sale Deed

The sale deed is a legal document drafted on a stamp paper, stating the terms of the sale. It should be prepared by a legal expert or registered document writer.

Include:

  • Buyer and seller details
  • Property description
  • Sale amount and payment details

Step 4: Visit the Sub-Registrar Office

Both parties (buyer & seller) must visit the local Sub-Registrar Office (SRO) with:

  • A registered copy of the sale deed
  • EC (updated Encumbrance Certificate)
  • Online access to documents through TNREGINET portal
